Position Overview
The Construction Technician is responsible for identifying, assessing, leasing, renovating, and commissioning locations for Jaza Hubs and Shops.
The role ensures that approved sites are transformed into fully operational Jaza locations while maintaining quality standards and achieving acquisition targets.
Key Accountabilities
The successful candidate will:
- Visit assigned sites and identify suitable locations for Jaza Hubs and Shops.
- Conduct site acquisition activities, including:
- Site assessments
- Leasing
- Renovations
- Installations
- Follow approved acquisition procedures and maintain a rework rate of 5% or less.
- Ensure quality standards are maintained throughout the acquisition process.
- Manage relationships with:
- Landlords
- Contractors
- Vendors
- Other key stakeholders
Duties and Responsibilities
1. Site Assessment and Leasing
Site Evaluation
- Conduct site visits and assessments.
- Evaluate locations against Jaza’s operational requirements.
- Prepare assessment reports for approval.
Lease Management
- Negotiate lease agreements within approved budgets.
- Facilitate lease preparation and execution.
- Maintain proper documentation and records.
- Build and maintain strong relationships with landlords and stakeholders.
2. Renovation and Installation Management
The Construction Technician will:
- Identify renovation requirements for each approved site.
- Coordinate required contractors and vendors.
- Monitor renovation works to ensure quality standards are met.
- Manage installation of Hub and Shop furniture and assets.
- Ensure compliance with company procedures regarding asset requests and shipments.
- Verify that all sites meet structural and safety standards before commissioning.
3. Quality Assurance
Quality Control
- Ensure compliance with company quality standards.
- Identify and report quality risks.
- Recommend corrective and preventive actions.
- Complete and submit all quality assurance documentation.
Process Improvement
- Minimize rework through adherence to acquisition procedures.
- Support continuous improvement initiatives within the acquisition process.
4. Reporting and Communication
The role requires regular reporting to the Construction Engineer on:
- Site acquisition progress
- Leasing activities
- Renovation status
- Installation progress
Key Metrics to Report
- Number of sites leased
- Number of sites acquired
- Monthly rental costs
- Rework rates
- Acquisition timelines
Additional Responsibilities
- Present acquisition updates during expansion team meetings.
- Escalate critical issues affecting quality or timelines.
- Support improvements to acquisition criteria and operational processes.
