Position Overview
The National Spiritual Assembly of the Bahá’ís of Tanzania is seeking a qualified and responsible Project Manager – Buildings, Property and Development to coordinate and supervise architectural, construction, property, and development projects.
The role involves managing projects from planning through completion, supervising contractors and consultants, monitoring budgets and timelines, and coordinating with government authorities on land, property documentation, surveying, building approvals, and statutory requirements.
Key Responsibilities
Project & Construction Management
- Plan, coordinate, and monitor building and property development projects.
- Supervise construction, renovation, and maintenance works.
- Ensure quality, proper use of materials, and compliance with approved plans.
- Coordinate architects, engineers, contractors, consultants, and suppliers.
- Prepare project schedules, work plans, budgets, estimates, scopes of work, and technical specifications.
- Monitor project costs, timelines, progress, and contractor performance.
- Identify delays, cost overruns, and project risks and recommend solutions.
- Conduct regular construction and property site visits.
Architectural & Technical Duties
- Read, interpret, and prepare architectural and technical drawings.
- Review building plans, layouts, and technical designs.
- Use AutoCAD or related design software.
- Provide technical and project-management guidance during implementation.
Property & Land Management
- Follow up on land surveying and boundary verification.
- Coordinate property valuation and title deed processes.
- Maintain property documentation and records.
- Follow up on certificates, permits, and other statutory documents.
- Liaise with land offices, municipal authorities, surveyors, planners, and other government bodies.
- Follow up on building permits, planning approvals, and construction approvals.
Contractor & Financial Management
- Assist in identifying and evaluating contractors, consultants, and suppliers.
- Monitor contractor performance.
- Monitor project expenditure.
- Ensure projects remain within approved budgets.
- Maintain accurate records of contracts, drawings, approvals, certificates, reports, and photographs.
Reporting & Risk Management
- Prepare regular project progress reports.
- Maintain an updated database/record of the organization’s properties and ongoing projects.
- Identify project risks and recommend practical corrective measures.
- Report project challenges, delays, and cost overruns to management.
Qualifications & Experience
Applicants should have:
- Diploma or Bachelor’s Degree in:
- Architecture
- Civil Engineering
- Construction Management
- Building Technology
- Quantity Surveying
- Project Management
- Related field
- 3–5 years of relevant experience in construction, architectural design, property development, or project management.
- Practical experience in:
- Architectural drawing
- Building design
- Construction supervision
- Project coordination
- Contractor management
- Good knowledge of:
- Land surveying
- Property documentation
- Building approvals
- Tanzanian government procedures
- Ability to read and prepare technical and architectural drawings.
- Proficiency in AutoCAD and Microsoft Office.
- Strong planning, budgeting, reporting, communication, coordination, and problem-solving skills.
- Good command of English and Kiswahili.
- Strong organizational and interpersonal skills.
- High integrity, responsibility, and attention to detail.
- Ability to work independently and as part of a team.
- Willingness to travel to different parts of Tanzania when required.
